Your policy is a contract written by the other side's lawyers. These are the clauses that most often decide whether a claim gets paid — in the plain English the policy never uses.
ACV vs. replacement cost: the $20,000 word
Actual cash value (ACV) pays what your stuff was worth used — purchase price minus depreciation. Replacement cost pays what it costs to buy it new. A 10-year-old roof replaced under an ACV policy can mean a check for a fraction of the new roof's price. Many policies default to ACV on roofs over a certain age. Check your declarations page: it tells you which one you bought.
The "matching" exclusion
Half your kitchen floor is destroyed; the other half is fine, but the flooring is discontinued. Some policies only pay for the damaged portion — leaving you with a two-tone floor. "Matching" or "uniform appearance" coverage fixes this, but it's often an add-on you never knew you didn't have.
Mold sublimits
Many policies cap mold remediation at $5,000–$10,000 no matter how bad it gets — while a real remediation can run five times that. After water damage, the clock on mold starts in 24–48 hours. Document the water intrusion immediately; it preserves your argument about what caused what.
Wind vs. water
The most expensive argument in American insurance. Standard homeowners policies cover wind damage but exclude flood. After a hurricane, carriers and homeowners fight over which force caused each inch of damage — and the burden of proving it often lands on you. Separate flood insurance (NFIP or private) closes the gap; your phone's timestamped photos of waterlines close the argument.
The deductible you didn't know you had
In hurricane states, many policies carry a separate hurricane/wind deductible — often 2–5% of the home's insured value, not the flat $1,000 you assumed. On a $400,000 home, that's $8,000–$20,000 out of pocket before the policy pays a dime. It's on your declarations page. Read it before the storm, not after.
